Here's a Rental Dementia from the other side of the aisle -- this is ME renting from a gatcha mall queen.
There's a lot of them in SL, of decidedly mixed value and ability, so it pays to shop around.
This one is up in the sky, which the girls do because they imagine that you have "less lag" up in the sky but that's ridiculous -- and of course you then lose drive-bys or fly-bys.
This one is also combining a home and a mall which is also not the wisest decision in my view because of griefing, problems, lag, sim overload, etc. etc. But whatever.
The size of the Milano Mall is such that unless this princess has a palace the size of the Taj Mahal, her claim that she "can't" parcel makes NO sense. Of course she could parcel her own home under the commons ground of the mall, and parcel the stores.
The real reason people don't parcel -- and believe me, I am totally familiar with this method from using it myself -- is so that traffic accrues on one big lot.
It also makes it a lot easier to manage of course, no having to click on individual plots hunting for overage, problems, stuff. Of course Casper the Friendly Monopolist can manage some of this for you, which is why you should parcel then to give the customer a boon. But whatever.
When I started the Hacienda, I explored the area to make up a "Area Attractions" card which I do for all my rentals areas. I love mainland business and support it wherever I find it. I promote all the businesses in my area, hair stores, pet stores, even other rentals like motels, on cards I distribute to my own tenants. It gives it a real-life feeling like a real motel where you find a rack of brochures of local attractions and businesses. But it's also a way for us to help each other. Sometimes my neighbours do this for me too.
This woman who owns the mall doesn't remember when she ejected me from her land when I was flying around trying to understand what was in the area. I struck up a conversation, found out she had the Milan Mall and decided I would rent there when I had time. Months passed, and I did. The reason I like to put gatchas near my rentals is that re-stocking is a chore, and it is easier to do when you're already maintaining a property next to it.
But from the very beginning, I found this mall deceptive and ultimately disappointing. The stores farthest from the landing point are empty and not rented. No surprise, because there is no way to find them for busy people, you land on the landing spot. This is a problem inherent in all malls and there are ways to get around this (keep changing the landing place to spread the love) but this owner just jammed on keeping it there. That means also that the landmark to your store has to be clicked on twice. You can't give out a landmark taking your friends or other customers directly to your store.
I found this mall poorly maintained, despite its initial appearance of upkeep and Christmas joy. A fellow tenant had an animated object moving on a track that kept coming on to my lot. Most mall owners wouldn't allow animated things PERIOD. This one does. It's uber annoying to have somebody else's stupid animal on a track constantly coming into your store and upsetting your own decor. It tooks days to remove this, like it took days to remove other items from other people that just got plopped on my lot. Yeah, I realize they don't take away from my prims, something I tell my own customers 100 times a day. But again it's just STUPID.
The stores were by and large too large -- most people didn't come near to filling them. When customers have to walk or cam too much they give up. They leave.
As I spent the last two months or so at this mall, I saw it empty out. It got less and less populated. Most nights when I went there to tend my store I saw NOBODY. I had two fellow tenants at that store, they said the same, but were perhaps less critical than I, not really caring.
But worst of all this owner kept spamming the group. "Hello lovelies," was the smarmy opening. Teeth-grit. Over and over again, we're offered a chance to rent...at a place where we are already renting. This is really stupid. It's annoying and it means you will never grow. Most customers will NOT take a table beyond a store or two stores. So you need to get out and advertise all over the place, at other malls, on the MP, at events, etc. etc.
I've never seen an ad for this store. Maybe they exist but they did more spamming of their own offers than any other gatcha yard I've ever seen, and I've been in probably a half dozen or more of them. Epic, for example, spams to its own customers not even once a day. Gacha Shack also doesn't spam even once a day with its own offers.
Gacha Shack has its own secret sauce to keep customers engaged and I will leave it at that so it's not copied by the talentless.
But all Milano can think of is to have movies to watch. Yes, she advertises that you can come and "hang out" on her sim and "watch movies". I never once saw a person doing that at this mall. I feel it's a stupid idea and doesn't make the green dots stick and create traffic. But again -- whatever. Some shrill mesh maniac is likely to come angrily to the defense of her mall owner (you always find that creepy myrmidon quality in SL) and claim that they do watch the movies.
The big reality here I'm saying is that you cannot survive by advertising to your own people. My God, I advertise a hundred other ways. Sure, some of your own people maybe rent a second rental, or rent slightly bigger, but basically, they rent what they're willing to rent and not more.
Gatcha queens need to figure out how to offer more prims (not more space) to move up the consumer by configuring easy prim additions (self service, like Desmond has in his empire). Not sure Casper the Monopolist has that feature but all the reason not to give him ALL the custom.
Of course, I should put my theories to test by running a gatcha yard myself and perhaps I'll do that some day. Right now I don't have the time or desire. I've left three gatcha yards in the last year because of their idiocies -- too high price, too strict rules, too intrusive spamming, etc. I think the reason I see this trend of aggressive and nasty yard sale queens is because the gatcha market is in part saturating and tanking.
So, here's the lovely conversation with the lovely. Note that my remark isn't "rude," it's just frank and firm. It's said with the hope that this person might get some awareness that her constant hustling of her gatcha yard to people already renting from her -- added to the spamming of her hapless customers trying to sell their stuff that isn't selling -- is just annoying and unproductive.

In fact, you might like to become MORE familiar and give the stores their dedicated parcels so that your renters don't have to have landmarks that land you in the center of your mall instead of at their store, so they can't give them out to their social networks. Yes, some people "just know" to click twice on landmarks involving that stupidity, but not all. No reason at all not to give parcels except you're hoping that the traffic will all acrue to your one big parcel and give the illusion of activity in your mall.
